Two quotes for the “same” warehouse can differ by 30% because the suppliers assumed different loads. Fix these inputs first and every quote is priced on the same building.

الأحمال

  • Wind speed and exposure at the site
  • Seismic zone
  • Roof live load and future solar (about 15 kg/m²)
  • Racking: tied to frame or free-standing
  • Mezzanine floor load
  • Cranes: capacity, span, duty

Fire, corrosion and envelope

  • Fire rating of the frame, if required by code
  • Corrosion category of the site (ISO 12944)
  • Roof and wall panel type and insulation

Operations

  • Dock doors: number, size, canopies
  • Floor flatness for VNA trucks
  • Future expansion direction

Do not skip: the mezzanine and the solar roof. Both are cheap to design in and expensive to add later.
